Bogaz is a charming coastal village on the southern edge of the Karpas Peninsula, a few km north of Iskele, and 25 km north of Famagusta. Further up the coast, some 5 km east, are the fountains of Sytrongylos Castle, a Byzantine watchtower enlarged by the knights Templar in the 12th century.
Bogaz is a very peaceful place- it has only two large hotels but offers pleasant sandy beaches, and has several fish restaurants ranged around the harbour. When you drive 30 minutes to the east of Bogaz you come to Karpas.
The Karpas Peninsula
Karpas Peninsula lies at the eastern most part of Cyprus, where the land tapers into a thin strip stretching towards Turkey. The area is rich in subterranean reservoirs, enabling crops such as tobacco to grow in abundance.
The peninsula has no heavy concentration of either industry or people. Fishing is the most pronounced activity, centered on Bogaz and Kumyali.
The whole area is a natural nature reserve; birds, wild flowers and sea fossils ate to be found everywhere. It is on the main migration route for birds crossing between the Eastern Europe and African, and millions of birds – as many as 300 species pass over in spring and late summer,
The last colony of European Audouin seagulls nest on the island at the tip of the peninsula, and its 46 beaches are a breeding ground for rare species of sea turtles.

With 141 m² of living area, each villa comprises three bedrooms, two of them with fitted wardrobes, family bathroom, open plan living/dining room, kitchen including cupboards, cellar, galleried staircase/landing, downstairs cloakroom, extensive terraces and balconies. Foundations for the house and swimming pool will be reinforced concrete designed in accordance with the regulations for anti earthquake construction. Walls will be constructed of 20 cm brick (exterior) and 10 cm brick (interior). All walls will be plastered and painted. Garden walls will be natural irregular stone walls. Bathrooms will all have built in washbasins of high quality with chrome fittings. Built in shower to family bathroom. WC's will consist of ceramic stool with top mounted flushing tank and luxury lid. All walls will be plastered and painted.
All villas will have a central 2 tons of underground water tank (for house use) and solar panels. All interior doors will be of softwood surrounded by softwood frames. Kitchens will have fabulous fitted units with a choice of durable work surfaces. All windows and French doors will be of quality double glazed PVC units for performance qualities of ease and maintenance. All villas will be fitted with a terminal box for the connection of the electricity and a main power fuse will be built into a discreetly placed unit. Light switches, plug sockets, telephone boxes will all be installed.
Change requests are only available before the construction on site starts at no additional cost. Any change requests during construction will be accepted at additional cost of 500 GBP plus the cost of the requested change. Any change requests (regardless of the phase of construction) that might affect the structural identity is not acceptable. All changes has to be approved and signed by the construction department.

The Bogaz Seaside Homes are located near 'Bogaz Village'. There are small but nice shops and restaurants in the village. However, for a detailed shopping event, you may need to travel to Famagusta which is about 16 minutes of drive; where you can find whatever you are looking for.

What does the quoted price include?

It is the price for the infrastructure of the area and the house, the land and the building. It does not cover registration fee and VAT at the registration process.

Of course, you can visit to see the houses. We will be glad to guide you when you are in Northern Cyprus and we do not demand anything for our services. We help our customers in their travel (ticket+hotel+airport transfers+accommodation...) to North Cyprus.

As this would be a retirement home for us are there medical facilites anywhere near-doctor, hospital etc and where would we purchase medical cover?

The homes are only two minutes drive away from the Bogaz Village which has its own "medical center". Also, it is only 16 minutes drive away from the hospital of Famagusta and 40 minutes drive away from the modern hospital of Nicosia.

What is meant by 'reserved' against some of your properties? Has a deposit been paid, or just an expression of interest? Please explain fully.
Unity Ltd. Answer:
"To Reserve" means "To take the property out of the market for 30 days period": The reservation fee is GBP1000 which is non-refundable but includes a free viewing trip for three days and is applied to the deposit on contract upon purchase.
