Apart from the nearby sandy beaches (the Alagadi Turtle Beach, Esentepe Beach, several small cove beaches) and the surrounding wonderful forest with touristic walking paths and picnic areas (especially the Alevkayasi Picnic Area) the complex is complemented two other nearby facilities; the Alagadi Golf Course and the Alagadi Yacht Harbour.

Payment Method 1:
You can pay the full amount immediately - if you choose this type of payment you get 10% discount.

Completion Date
The Green Valley Village property project start date is 1 March 2005 and the deadline for completion is 1 December 2006.

The municipality is proud of itself for budgeting and managing the most successful 'drinking water supply' project.

Foundations for the house and swimming pool will be reinforced concrete designed in accordance with the regulations for anti earthquake construction. Walls will be constructed of 25 cm Bims block (exterior) and 10 cm Bims block (interior). All walls will be plastered and painted. Garden walls will be natural irregular stone walls. Bathrooms will all have built in washbasins of high quality with chrome fittings. Built in shower to family bathroom (might change per each design). WC's will consist of ceramic stool with top mounted flushing tank and luxury lid.

Green Valley Villas will all have a central 2 tons of underground water tank (for house use) and solar panels. All interior doors will be of softwood surrounded by softwood frames. Kitchens will have fabulous fitted units with durable work surfaces. All windows and terrace/french doors will be of a quality double glazed aluminium woodlike appearance units for performance qualities of durability and maintenance. All villas will be fitted with a terminal box for the connection of the electicity and a main power fuse will be built into a discreetly placed unit. Light switches, plug sockets, telephone boxes will all be installed. All houses will be connected to the sewage systems.

Change requests are only available at no additional cost before the construction on site starts. Any change requests during construction will be accepted at additional cost of 500 GBP plus the cost of the requested change. Any change requests (regardless of the phase of construction) that might affect the structural identity is not acceptable. All changes has to be approved and signed by the construction department.

How far from the sea and if there are any with sea views ?

The site is only 500 metres away from the sea and most of the houses have direct sea views.

What is the title ? Do you provide a separate title deed for each plot?
Unity Ltd. Answer:
The villas are on Freehold TRNC (esdeger)(compensated) title deed land. A separate title deed is provided for each separate house. TRNC means Turkish Republic of Northern Cyprus. In the Buyer's Guide page, you can find detailed information about the title deeds provided in North Cyprus.

Are there any shops nearby?
Unity Ltd. Answer:
The Green Valley Village has its own market and restaurant. The Green Valley Houses are located near 'Esentepe Village' and 'Karaagac Village'. There are small but nice shops and restaurants in these village. However, for a detailed shopping event, you may need to travel to Kyrenia which is about 17 minutes of drive; where you can find whatever you are looking for.

What problems can arise for a foreigner when buying a house?
Unity Ltd. Answer:
Normally, there is not a problem if the purchaser does not have a criminal record.

Customer Question:
What does the quoted price include?
Unity Ltd. Answer:
It is the price for the infrastructure of the area and the house, the land and the building. It does not cover registration fee and VAT at the registration process.
(electricity connection fee + water connection fee + telephone line connection fee) = £ 500 (approximately)

Can I visit to view the site? Should I pay something for that?
Do you organise any viewing trips from the UK?

Of course, you can visit to see the site. We will be glad to guide you when you are in Northern Cyprus and we do not demand anything in order to bring you there for a view. We help our customers in their travel (ticket+hotel+airport transfers+accommodation...) to North Cyprus. No, the sea views will never be obscured by later constructions.

Customer Question:
What is the name of the nearest airport and how far away is it?
Unity Ltd. Answer:
The nearest airport is the Ercan Airport which is 35 minutes drive away.

Customer Question:
As this would be a retirement home for us are there medical facilites (doctor, hospital etc) anywhere near?
Unity Ltd. Answer:
The village itself is going to have its own nurcery clinic and a chemist. The Esentepe Village which is 2km away has a modern "medical centre". Besides its many medical facilities, the centre has 24 hours immediate ambulance transfer ability. The site is only 17 minutes drive away from hospital of Kyrenia (Girne) and 35 minutes drive away from the modern hospital of Nicosia.

What is meant by 'reserved' against some of your properties? Has a deposit been paid, or just an expression of interest? Please explain fully.
Unity Ltd. Answer:
"To Reserve" means "To take the property out of the market for 30 days period": The reservation fee is GBP1000 which is non-refundable but includes a free viewing trip for three days and is applied to the deposit on contract upon purchase.
