18. Foundations will be reinforced concrete designed in accordance with the regulations for anti earthquake construction. Lower level walls will be reinforced concrete where necessary for the structural reasons; otherwise of steel reinforced blocks filled with concrete. Outside walls will be of reinforced concrete with a painted plaster finish. Parts of the outside walls will be faced in natural earth stone. Interior walls will be of brick construction the thickness will correspond with structural requirements and will be plastered and painted. Garden walls will be natural irregular stone walls. Bathrooms will all have built in washbasins of high quality with chrome fittings. Built in bath tub to family bathroom. WC's will consist of ceramic stool with top mounted flushing tank and luxury lid. All walls will be plastered and painted.
Esentepe Olive Grove Homes will all have a central 2 tons of underground water tank (for house use) and solar panels. All interior doors will be of softwood surrounded by softwood frames. Kitchens will have fabulous fitted units with a choice of durable work surfaces. All windows and french doors will be of a quality double glazed PVC units for performance qualities of ease and maintenance. All villas will be fitted with a terminal box for the connection of the electicity and a main power fuse will be built into a discreetly placed unit. Light switches, plug sockets, telephone boxes will all be installed.
Change requests are only available before the construction on site starts at no additional cost. Any change requests during construction will be accepted at additional cost of 500 GBP plus the cost of the requested change. Any change requests (regardless of the phase of construction) that might affect the structural identity is not acceptable.

The villas are on Freehold TRNC (esdeger) title deed land. A separate title deed is provided for each separate villa. TRNC means Turkish Republic of Northern Cyprus. In the Buyer's Guide page, you can find detailed information about the title deeds provided in North Cyprus.

The Olive Grove Homes are located near 'Esentepe Village'. There are small but nice shops and restaurants in the village. However, for a detailed shopping event, you may need to travel to Kyrenia which is about 18 minutes of drive; where you can find whatever you are looking for.

It is the price for the infrastructure of the area and the house, the land and the building. It does not cover registration fee and VAT at the registration process. (electricity connection fee + water connection fee + telephone line connection fee) = £ 500 (approximately)

The nearest airport is the Ercan Airport which is 35 minutes drive away.

As this would be a retirement home for us are there medical facilites anywhere near-doctor, hospital etc and where would we purchase medical cover?
Unity Ltd. Answer:
The Esentepe Village which is 2km away has a modern "medical center". Besides its many medical facilities, the center has 24 hours immediate ambulance transfer ability. The site is only 18 minutes drive away from hospital of Kyrenia (Girne) and 35 minutes drive away from the modern hospital of Nicosia.

What is meant by 'reserved' against some of your properties? Has a deposit been paid, or just an expression of interest? Please explain fully.
Unity Ltd. Answer:
"To Reserve" means "To take the property out of the market for 30 days period": You pay £3000 pounds to us immediately in order to guarantee that the property will not be sold until you visit it. You take it out from the market. The reservation period is 30 days. After the inspection visit, if you decide not to buy the reserved property, you lose £3000 - you do not get back the reservation fee. If you decide to buy the property the reservation fee is accepted as a cash down amount which means you lose nothing. Moreover, we reduce the cost (around £1000) of the inspection visit (flights, accommodation, transfers, etc.) from the price of the property.
