Building Specifications
1. General Conditions
This specification shall be read in conjunction with the general technical specification of the department of the public buildings and works, the architectural and structural drawings, electrical drawings and specifications, mechanical drawings and specifications and details.
Works shall be carried out under control and direction of the design team, in strict adherence to the following specifications.
2. Concrete Works
All structural concrete shall be BS.20. Test shall be carried out to confirm the adherence to the standards.
Slab on grade will be in lean concrete 200 dosages, on 15 cm hardcore.
The steel reinforcement will be mild steel (ST.3.)
Formwork will be in sawn timber.
3. Walls
Walls will be in hollow clay bricks 30X20X10 cm; double skin of walls will be connected using metal ties at 1 m spaces.
4. Wall and Ceiling Finishes
Walls and ceiling will generally receive 3 coats plaster.
Walls to receive ceramics tiles will have 2 coats of plaster.
Bathroom and WC wall up to door height, and kitchen wall between kitchen cabinets will receive ceramic tiles. The remaining walls will receive 3 coats plaster.
Internal walls and ceilings will receive plastic emulsion plant.
External finishing will b 3 coats of plaster and external paint.
5. Floor finishing
Floor finishing will be ceramic tiles on screed. A range of tiles will be available to choose from. The thresholds and balcony edges will be ceramic with rounded edges.
6. Roofs
Roof will be reinforced concrete, which will be plastered 3 coats and painted in plastic emulsion.
7. Rain Water System
The rain water gutter and pipes will be PVC.
8. Exterior Building Design
The Building will be painted with soft beige (cream) colour and there will be a strip cladded with natural stone in ashlar fine style surrounding the building.
9. External Doors and Windows
The entrance door will be laminated oak and windows will be double glazed PVC.
10. Internal Doors
Internal doors will be American Press doors. Door frames will be Swedish pine.
11. Wardrobes
The body will be in solid timber. The doors will be laminated wood.
12. Kitchen Cupboards and Wall Cabinets
Kitchen units will be fully fitted. The body will be in melamine faced chipboard. The doors will be in MDF, in profiles as per design. The work tops, counter tops will be laminated & the sink to be of stainless steel. Electrical points for washing machine, oven & hob (these appliances are not included). Wall tiling, colour optional – selected from a standard range. Walls – white.
13. Parapet Wall & Handrails
Brick wall in plaster finish with metal handrails in paint finish.
14. Sanitary Wares
Sanitary wares will be 1st class, white.
15. Sanitary Equipments and Fittings
Sanitary fixtures will be chromium plated. The taps and mixers will be chromium plated.
16. Plumbing Installation and Water Tanks
Plumbing will be hdpe plastic pipes embedded under ceramic tiles/plaster. Foul water plumbing will be of 4 inch and 3 inch standard plastic pipes embedded in concrete. There will be 2 tons of water storage per apartment, with the latest ‘press control’ system, keeping water pressure at the same level all the time.
17. Water Heating
Water coming through the automatic ‘press control’ system will be electrically heated, allowing residents to have high pressure hot & cold water all the time.
18. Electrical Works
The installation will be recessed. All materials and workmanship will be to BS standards, IEE, Kib-Tek (Cyprus Turkish Electricity Authorisation) applicable regulations and locally accepted good quality workmanship. TV point, telephone point, electrical points, A/C electrical points (units not supplied) will be ready. All switches and socket outlets will be white bacalite.
19. Air Conditioners
For all the bedrooms, the infrastructure for the A/C will be ready.
Site (Complex) Specifications
Landscaping
The Serenity Complex will be landscaped by a professional landscaping team, making green areas a major specification of the site.
Mediterranean Garden
The complex has a Mediterranean Garden, designed and landscaped with the ‘colours of Mediterranean’, walkways, benches, a small lake for the residents, etc.
Picnic and Barbeque Area
A beautiful part of the site is reserved as picnic and barbeque area, with natural stone barbeque places and wood benches. A place to enjoy a lovely summer night.
Swimming Pools
Serenity communal swimming pool will be 432 m2, overflow, with nearby children’s swimming pool, pool bar and pool garden.
Roads, Parking Spaces, Walkways
The site roads will be asphalt with standard pavements leading to the parking places, which lead to the apartments by the ‘easy access’ walkways.
Tennis Court
Serenity Complex has a standard tennis court available for site residents and their guests only.
Football Field
Serenity Complex has a 25mx16m football field.
Mini-Golf
Serenity Complex has a standard mini-golf area.
Children’s Playground
We have a children’s playground made with soft grass floor, secure (ISO Certified) playground materials and benches.
Club House
A Club House with Serenity's 5 Star facilities available for the residents
